Beware of change order artists! Some contractors will leave off nessesary steps of construction or repair in order to have the lowest bid. Any phases of construction not specifically listed on the bid are not included in the bid and will be charged extra to you as a "change order". It can be impossible to predict every detail, especially on a remodel or repair, so a change order policy is usually written up on most contracts, but a fair contractor will estimate for likely problems, add an additional percentage to cover unforseen expenses and be able to give you a bottom line bid that you will be able to financially manage.
